Southern Nevada Water Authority Tenant Improvement

This office renovation project for the Southern Nevada Water Authority showcases some of our best energy-efficient construction work.

In this project, we renovated nine floors of office and training space within a 14-story building. Our work on the first floor of the building included demolition and renovation work to construct a mudroom for field personnel and a secure mail room to service SNWA’s offices on other floors. The purpose of the secure mailroom is to isolate hazardous materials from the rest of the building.

We also completed similar demolition and renovation work on floors seven through 14. The scope of work included the construction of open and private offices, training areas, conference rooms, break rooms, storage rooms, restrooms, media rooms, and computer rooms on each floor.

Materials included metal stud and gypsum wallboard partitions and ceilings, acoustical ceilings, floating architectural cloud ceilings, ceramic tile walls and floors, and carpeting. The project team also upgraded the HVAC system to include a plenum air distribution system under a raised access floor.

Modular power and data systems provide flexibility for future build-outs and renovations, and we merged sophisticated control systems with high-performance light fixtures and electronic control to use natural daylighting throughout the facility. Systems included new electrical lighting and power, an energy management and control system, telephone and data, audiovisual, and fire alarm.

We’re particularly proud that the project earned a LEED Gold rating from the United States Green Building Council.
