Kettle River Furniture, an established furniture and bedding retail business located in Edwardsville, Illinois, partnered with The Korte Company to expand their existing 13,262-square-foot warehouse with a 20,379-square-foot addition.
A comprehensive construction schedule was put in place to ensure work on the new facility would not interfere with retail traffic, specifically during business hours. Additional safeguards were used to help contain and minimize dust including a mobile enclosure.
The expansion, which more than doubled Kettle River’s current capacity, required extensive site work and included the clearing, excavation and grading of the adjacent lot. In total, more than 550 cubic yards of dirt were required.
The insulated metal building addition was designed to tie into the existing facility to create a seamless extension of the existing warehouse. The transition allows the new building addition to work independently from the existing facility to accommodate thermal and seismic movement. Energy Edge, an insulated concrete form that remains in place was used around the perimeter to improve the facility’s overall energy efficiency.
In addition, two loading dock areas were added to the new space. The covered dock doors are equipped with leveling systems and open to a new driveway and loading area. The addition of a metal door with access steps created another entry point for the new space.
An integrated sprinkler system was included as part of the scope of work, as were new sidewalks, detention basins, final grading and seeding. Landscaping also included the addition of pine trees along the property line to comply with the local ordinance.
